Stretch Senior Financing:
Summary:
High LTV (up to 80%) senior loans on non-stabilized assets collateralized by equity in unrelated levered properties
Size:
$1mm to $10mm (preference between $2mm and $6mm)
Term:
Up to 3 years; Minimum term of ~12 months
Cost:
- 1% up front
- 15% interest with option to accrue / pay all in-kind
- No Exit Fees or Interest Reserves
Property Types / Geography:
Any Property Type / All U.S.
Personal Recourse:
Limited to specific properties and “bad boy” acts
Transitional Senior Financing:
Summary:
Senior loans of up to 50% LTV for non-conforming properties and borrowers
Size:
$500k to $10mm; preference between $1mm and $6mm
Term:
Up to 3 years; Minimum term of 9 to 12 months
Cost:
All in cost of mid teens rate including interest and fees
Property Types / Geography:
Any Property Type / All U.S.; preference for properties in PA, NJ and FL; as well as industrial use
